Give every rent figure an evidence label

Rooming house rent evidence can be advertised, agreed or collected. An advertisement expresses an asking amount; an agreement records obligations; a ledger records transactions that still need reconciliation. Keep all three fields instead of overwriting one with another. A sale brochure’s whole-building income claim also needs its period and basis checked before it is combined with individual room advertisements.

Build a room and time schedule

For each anonymised room, record the rent basis, start and end dates, days available, days occupied and concessions. A building can open rooms in stages. Multiplying the latest room advertisement by every room assumes that each was ready, occupied and paying throughout the same period. Show that assumption explicitly if you use it in a scenario; do not label the output historical income.

Reconcile charges and cash receipts

Match charges, receipts, arrears, credits and refunds within the reporting period. Payments can settle an earlier debt or cover a future period, so bank receipts alone may not describe rent earned during the month. Ask the manager or accountant to explain the basis used. Exclude bonds and reimbursements from rent unless their treatment is specifically justified, and retain the reconciliation.

Keep service inclusions beside the rent

Utilities, internet, furnishings and cleaning may be bundled into a room price. Record who pays each item and which invoices support the operating cost. Compare like services when considering competing rooms. The rooming category and operating responsibilities need separate verification under CAV’s guidance.2 A room advertisement does not establish those responsibilities have been discharged.

Use a named cost denominator

An income-to-price measure uses a different denominator from income divided by total project cost. State acquisition costs, works, holding expenses and the period covered when building a model. Keep financing and tax assumptions visible. ASIC Moneysmart identifies “Vacancy” as a property-investment risk.1 An advertised full-occupancy scenario cannot remove that risk or demonstrate collected income.

Request a reviewable income pack

Ask for an anonymised room schedule, agreements through a lawful review process, ledger reconciliation, service costs and explanations for unusual entries. Publish aggregate results only with permission and a clear date range. Compare the documented actual period with a separately labelled future scenario. Carry unresolved collection or occupancy questions into the purchase decision rather than burying them in a headline return.

Is a full-building asking-rent calculation actual income?

No. It is a scenario unless occupancy, agreements and the reporting-period income are supported.

Can bank deposits alone establish the period’s rent?

Not reliably. Reconcile earlier arrears, prepayments, bonds, refunds and non-rent transactions.
