What 97 matched settlements let us say

Most suburb comparisons anywhere on the internet rest on portal medians covering every dwelling type in the postcode. This one rests on 67 and 30 investor purchases handled by the same firm to the same brief over the same window (January 2023 – September 2025). That is a matched sample: the buyer, the strategy and the period are held constant, so what remains is the suburb.

And what remains is very little. $17,835 on median price, $5 a week on median rent, 0.17% on median gross yield after works, 29 sqm on median land. The honest headline for this comparison is that the two suburbs are one market, and the useful content is everything else on the page.

Where they do diverge: works spend and the cosmetic path

Median works spend was $105,000 in Cranbourne and $95,600 in Cranbourne North. The composition explains it: 60 of Cranbourne's 67 settlements were second-dwelling additions against 18 of Cranbourne North's 30. Cranbourne is, in our record, overwhelmingly a build suburb; Cranbourne North is more evenly split.
