# Rooming House Ensuite Evidence: Comparing Eight and Nine Rooms

## Define the product you are comparing

Rooming house ensuite evidence should establish how many lettable rooms have their own bathroom, not simply how many bedrooms and bathrooms appear in a portal’s summary. Comparing an eight-room or nine-room private-ensuite design with an older shared-bathroom property requires an explicit difference register. This is a product comparison, rather than a statement that one configuration is automatically lawful or financially superior.

## Make a room-by-room schedule

Create a row for each room with its plan label, intended occupancy, bathroom access, kitchen access and supporting source. A whole-building bathroom count may include common or accessible facilities and cannot establish a one-to-one relationship. Where plans and advertising disagree, preserve both and seek an explanation instead of letting the most attractive description win.

## Use three bathroom evidence states

Mark private ensuite supported, shared bathroom supported, or unknown. An omitted detail is unknown. Marketing language such as studio or suite still needs to be checked against the plan and actual facilities. A research filter may exclude unknown records to make comparisons more specific, but it should disclose the missing-data cost and should never relabel the omitted buildings as proven shared-bathroom stock.

## Keep legal definitions separate

Consumer Affairs Victoria’s definition refers to “four or more people”.[1] That wording concerns occupancy and the legal category; it is not an eight-room or nine-room product specification. Operator licensing, premises registration, planning and building matters need their own checks.[2] Ensuite evidence does not replace any of those checks, and the target configuration in a comparison tool does not amend the law.

## Compare operating scope as well as the plan

Check whether rent descriptions include furnishings, utilities, internet, cleaning or common-area services. Two buildings with similar room counts can have different operating costs and responsibilities. Record accessibility, common space, laundry arrangements and privacy separately. An ensuite is an important design attribute, but it is not a complete description of what residents receive or what the operator must provide.

## Write the limitations beside the result

A useful comparison says which rooms were verified, which were inferred from advertising, and which remain unknown. Include the date of the plans and inspection, because alterations can change the configuration. Before using the comparison for acquisition or an exit scenario, request the missing schedule and have relevant approvals and physical conditions reviewed. Avoid a median price that silently mixes known ensuite designs with unknown stock.

## Questions buyers ask

### Does nine bedrooms and nine bathrooms prove nine private ensuites?
No. Check which bathroom serves each room and whether any bathroom is common or auxiliary.

### Is the eight-to-nine-room filter a legal definition?
No. It is a chosen product comparison. Verify legal classification and approvals independently.
